How to hire a handyman or property service company

Questions to ask about scope, insurance, licensing, estimates, access and documentation.

What exactly is included?

Get a written description of the work. Number multi-item lists so completion is easy to confirm.

Does the work require a Minnesota license or registration?

Ask directly. Electrical, plumbing, roofing and some residential construction scopes have specific requirements. Verify credentials through Minnesota DLI when applicable.

Who provides materials?

Clarify whether material cost, pickup time, delivery fees and returns are included.

How are changes approved?

Unexpected conditions happen. Agree on whether work pauses for approval and what spending threshold requires authorization.

How is access handled?

For rentals and vacant properties, document keys, lockboxes, alarm procedures and who is authorized to approve work.

What does completion look like?

For remote owners and property managers, photos and a finished-task list make closeout easier.
